1. RENTAL PAYMENTS —
Tenant agrees to pay rent on or before the due date each month. Late payments may incur a fee as determined by the Landlord.

2. SECURITY DEPOSIT —
Tenant shall pay a refundable security deposit to cover potential damages or unpaid rent. The deposit will be returned within the legally required period after the lease ends, less any lawful deductions.

3. PROPERTY MAINTENANCE —
Tenant shall keep the property, appliances, and fixtures clean and in good condition. Tenant will promptly notify Landlord of any needed repairs.

4. REPAIRS & UPKEEP —
Landlord is responsible for major repairs not caused by Tenant’s misuse or negligence. Tenant shall not make alterations or improvements without written consent.

5. OCCUPANCY —
Only those listed on this agreement may occupy the property. Subleasing or assigning this lease is prohibited without the Landlord’s written approval.

6. UTILITIES & SERVICES —
Unless otherwise stated, Tenant is responsible for all utilities, services, and trash collection during the rental period.

7. PETS —
Pets are permitted only with Landlord’s prior written approval and may require an additional deposit or cleaning fee.

8. INSURANCE —
Tenant is encouraged to obtain renter’s insurance to cover personal property and liability.

9. ENTRY & INSPECTION —
Landlord may enter the property with reasonable notice for inspections, repairs, or emergencies, as permitted by law.

10. TERMINATION & NOTICE —
Tenant shall provide at least 30 days written notice prior to moving out. Early termination may result in forfeiture of deposit or additional charges as allowed by law.

11. DAMAGE & LIABILITY —
Tenant is responsible for any damage beyond normal wear and tear. Landlord is not liable for loss or damage to Tenant’s personal property.

12. GOVERNING LAW —
This agreement shall be governed by and construed in accordance with the laws of the state where the property is located.

13. SIGNATURES —
Both parties acknowledge that they have read, understood, and agreed to the terms of this rental agreement.
